Unincorporated Mecklenburg property taxes and the 2027 revaluation
Homes in unincorporated Mecklenburg are selling for a median 12% above their 2023 county values, less than the county's early estimate of a 15% typical increase for 2027. If Mecklenburg raises values in these areas anywhere near the county-wide amount, some homes here could end up valued above what they would sell for.

- When will Mecklenburg homeowners get their 2027 property values?
- Mecklenburg County is setting new values for every property as of January 1, 2027, and says notices will be mailed in early 2027. In its September 2026 update, the county's preliminary review showed a median increase of about 15% for homes. Tax rates for 2027 are set in the spring, after values are final.
- How do I appeal my 2027 property value in unincorporated Mecklenburg County?
- First, ask for an informal review by the date printed on your notice. If you still disagree, file a formal appeal with the Mecklenburg County Board of Equalization and Review before the Board adjourns. After a Board decision, you can appeal to the North Carolina Property Tax Commission within 30 days. The strongest evidence is sales of similar nearby homes shortly before January 1, 2027, and corrections to errors in the county's record of your home. The Board can raise a value as well as lower it.
- Can seniors, disabled owners or veterans in unincorporated Mecklenburg County lower their property tax?
- Yes, if they qualify. Owners 65 or older, or totally and permanently disabled, with 2026 household income of $39,900 or less can have the greater of $25,000 or half of their home's value excluded. The circuit breaker caps tax at 4 to 5% of income for incomes up to $59,850 (5 years in the home required). Veterans with a 100% permanent service-connected disability can exclude the first $45,000 of value. Apply to Mecklenburg County on Form AV-9 between January 1 and June 1.
